Breakdown (of Lock up shell materials package only)

Please note: For erected Lock up shell, Walk in and Turnkey homes,  prices will reflect customer choices for completion to whatever level as specified by customer contract. This can include Gib, Plumbing, Electrical, Appliances, Concrete work, finishing, Kitchen and Bathroom, completion and fixtures. 

If you build a beautiful dream EEH home, it makes sense not to cloud the purchase with the cheapest available quality. Our customers can select their own finishing and EEH will ensure they are in the completed home. Alternatively, EEH can supply as required.

We are exceedingly proud of our minimum basic standards.

The typical basic minimum EEH standards for the house shell materials package:

FOUNDATION

1. Unless EEH is contracted to do so, the customer shall provide his own foundation, which must be built to Energy Efficient Homes (EEH) dimensions. Although basement windows and walkouts are not included in the base price lists, suggested locations are shown on the blueprints. These and additional windows and doors are available at extra cost. Proposed lower levels framing are part of foundations and are not included unless noted on contract. Anchor bolts are supplied and installed by customer when building foundation.

 

FRAMING TIMBER

2. All framing timber supplied will be Export Grade export timber. This superior product is appearance graded for virtual freedom from insect holes, decay, white speck and honeycomb. Standard specifications include square edges and the absence of warp & twist. The timber is also heated well past simple kiln dried, to achieve EU certification, a level of certification approved by MAF.

FLOOR STRUCTURE

3. Sill plates are 6x2 pressure treated (PT) ACQ (H3).

4. Beams, specified as included are multiple 10x2 or 12x2 as per blueprints, and are laminated on-site. Steel beams, where required, shall be by customer.

5. Joists are 10x2  @ 406mm and/or 204mm o/c with header joists and blocking, including for cantilevered balconies.

6. Floor bracing is 2x2 KD pre-cut cross bridging on upper and lower level floors.

7. Sub-floor is 16mm x 1219 x 2438 tongue and groove (T&G)  plywood  on 10x2 joists.  Can be wholly or partially credited back ie to be replaced by thermal mass.

8. Glue and screws are provided for attaching plywood sub-floor to joists.

 

WALL CONSTRUCTION

9. All exterior "common" wall studs are pre-cut 6x2  at 406mm o/c. Lintels (Headers) and Jack studs are also pre-cut. The remainder of exterior wall framing including single bottom and double top plates, cripple jacks etc. are supplied in nominal lengths.

10. Exterior wall sheathing is 13mm  plywood, supplied for on-site application.

11. All interior "common" partition wall studs are pre-cut 2x4  at 406mm o/c. Lintels (Headers) and Jack studs are also pre-cut. The remainder of interior (partition) wall framing including single bottom and double top plates, cripple jacks, etc. are supplied in nominal lengths.

12. Garage "common" wall studs are pre-cut 2x4  @ 406mm o/c with single bottom plate and double top plates, supplied in random lengths. Exterior wall sheathing is the same as that supplied for the house exterior walls.

13. Tyvek air barrier and tape is supplied for all EEH supplied exterior walls, including garage.

14. Metal corner braces supplied for all exterior outside corners of 2-storey homes, if plywood wall sheathing is not supplied.

 

SIDING

15. 5/16"x8.25" Horizontal, embossed, pre-painted, Hardiplank fibre cement board siding, supplied in 12 foot lengths. All siding is supplied for site installation at the areas shown per original design concept as illustrated in the catalogue. Hardiplank comer board colours are available pre-finished in either white or the same colour as your siding colour selection, or primed for site finish by purchaser. (Ask about the optional 1x8 unfinished cedar siding)

 

ROOF CONSTRUCTION

16. 15#  roof felt paper is supplied to cover entire roof area.

17. Engineered wood-web trusses with KD top and bottom wood chords and metal gusset plates, 20" deep, are supplied for cathedral ceilings. Standard approved wood trusses, including truss for gable end(s) (where overhang does not exceed 16"), or pre-cut rafters/nominal length ceiling joists are supplied for rooms with flat ceilings. The choice of approved trusses or pre-cut rafters may vary from the plans and the choice will be at the sole discretion of EEH. Rafters and cripple jack rafters are pre-cut where supplied. EEH will supply the design and material, for the required roof loading in your building location, to a maximum of 1.96 KPA/41 lbs. PSF design live (ie snow) load, at no extra charge. Where loading requirement is greater than 1.96 KPA/41 lbs. PSF, modifications and additional charges may be required. Please note that all standard stock blueprints will show the standard live loading of 1.96 KPA/41 lbs. PSF and will be modified for your location before delivery.

18. Sheathing is 13mm x 1219 x 2438  plywood.

19. Roofing is 25-year (Optional 30year) asphalt shingles with 50 lb. eave protection where required. For roof pitch of less than 4/12, material is supplied for low slope roofing application. Metal flashing is provided at roof valleys. Standard options available.

20. Where flat roof is shown, built-up roofing and related flashings are supplied and installed by customer.

21. Continuous ridge and Soffit vents are supplied where required for engineered trusses. Dome type roof vents and Soffit vents are supplied for approved trusses with attic space.

22. Rakes, look-outs and white vented aluminium Soffit are supplied for site installation.

23. All Sub-Fascia material is 50.8  and the Fascia Material is 5/16" Hardiplank Fascia. The Hardiplank Fascia colours are available only in either white or the same colour as your siding colour selection.

24. Roof flashing, in a brown colour unless otherwise specified, is provided as shown on the drawings and details supplied by EEH.

 

COMPLETE WINTERISING PACKAGE

25. EEH supplies up to 140mm of insulation for the wall and up to 400mm for the ceilings. It includes a 6 mil. vapour barrier and foundation sill gasket, this forms a complete thermal efficiency package when combined with Doors and SuperWindows ™ .

26. Raft-R-Mate eave baffles are provided for air circulation, where required for flat ceilings.

27. Sill gasket is supplied to insulate between the perimeter foundation wall and anchored sill plate. Sill plate is PT timber.

28. Confirmation of international specs if forthcoming..

29. All windows have EEH's thermo-seal glass installed at the factory.

30. State-of-the-art, low emissivity Low E Squared (Low E²) coating on the glass with argon gas filling, for important energy saving characteristics. Low E² glass has an R-value 96% better than normal glass.   Your home is more comfortable, without drafts or cold spots. In addition, fading of drapes and fabrics is greatly reduced.

WINDOWS

31. All windows are EEH "SuperWindows" made from U-PVC (except as noted and "Skylites") and supplied in a white colour (unless specified). SuperWindows, include State-of-the-art, low emissivity Low E Squared (Low E²: filters Ultra-violet from the sunshine) coating on the glass with argon gas filling, for important energy saving characteristics. Low E² glass has an R-value 96% better than normal glass. , with a Low E2 Pre-painted wood jamb extensions and mullion trims are included for 6x2 walls. Drip cap flashing is supplied over all windows.

 

32. Casement windows are supplied as per architectural drawings. Note that the catalogue illustrations may vary from actual specifications. Please check the actual blueprints to determine specific windows used.  Where they are grouped, every second or third window is with an opening sash, lock and insect screen.

33. Picture windows are supplied as picture/awnings as per the architectural drawings. Where they are grouped, every second or third window is with an opening sash and screen. 

34. Clerestory, dormer and gable windows are supplied per the architectural drawings, with fixed lite and thermo-seal glass.

35. Where grills are shown on stock plan, or purchased optionally, the grills shall be white aluminium installed between the two panes of glass of the thermal unit.

 

ROOF "SKYLITES"

36. Skylite frames are EEH "SuperWindows" made from PVC with thermo-seal, Low E², argon filled, safety glass, installed in the frame at the factory. The Skylite package includes all necessary trims, fasteners, caulking and roofing adhesives for on-site assembly and installation. EEH may specify skylights that open ie Velux.  

 

Optional choices: Motorised, and Remote controlled (both with rain sensors to automatically close the window when wet.

 

DOORS

37. Energy efficient exterior steel clad entry doors with insulated core and prime-painted coat, in grey, are complete with drip cap flashing, weather-stripping and raised thermal break to help prevent water and air infiltration. Doors are pre-hung in off white pre-painted frame with aluminium sill. Thermo-seal safety glass side-lites, pre-painted, are included where noted on the architectural drawings. All front doors are 91.4cm x 218.44cm B01 standard design. All side and/or rear doors are 81.28cm x 218.44cm, B01 standard design (except as noted). Exterior doors include a deadbolt lockset with a passage set.

38. Sliding glass patio doors are EEH "SuperWindows" made from white PVC with lites of thermo-seal Low E argon filled safety glass, installed at the factory. Doors are completely assembled with aluminium sill, all weatherstrips and mouldings, screen door on rollers, thumb locking mechanisms and handles. Pre-painted door jamb extensions are supplied for 6x2 walls. Drip cap flashing is supplied over sliding glass door

39. Garage doors are sectional insulated steel panel type, 2.4m x2.1m single or 4.8m x 2.13m double, complete with door tracks and hardware, prime painted, embossed, grained and thermal broken. 6x2 is supplied prime-painted for site-assembled garage door frame.

40. Garage service entry doors are 81.2cm x 203cm steel clad, B01 standard design, pre-hung in pre-painted frame for 4x2 walls and aluminium sm. Fire rated entry doors, between living and garage areas, include a 20-minute rated door in a standard wood frame with aluminium sill and standard weatherstrip. Self-closing mechanism is by customer.

 

TRIMS

41. Exterior feature trims are supplied in a paint grade finish only where shown in the architectural plans for the front house elevation of the EEH supplied main living areas. Some other trims may be supplied as vinyl or other material. Basement levels are not included unless indicated. If shutters are shown on the standard plan, or are purchased optionally, they shall be vinyl which are available in a range of colours.

42. Interior stairs supplied (knocked down) between main and upper level on a two-storey house or between landing and main level split entry. Stairs are made with paint grade pine bull nose tread (suitable for carpeting).

 

BRASS PACKAGE

43. Solid brass escutcheon plate to aesthetically tie together your front door (main door) deadbolt and passage set.

44. Solid brass front door knocker in an attractive style to accent your front door.

45. Solid brass door viewer with a 160 degree field of vision adds security to your front door.

46. Solid brass kick panel for the bottom of your front door for a practical protection as well as highlighting total brass package.

 

HARDWARE, FASTENERS, NAILS

47.     Flashings, nails and hangers are provided to suit individual applications as outlined in the standard specifications. Nails are supplied to erect the wood frame structure.

 

OPTIONS

48.     A wide variety of substitutions and additional products are available. See your EEH representative for full details of specifications and pricing of any of the optional items.

 

DELIVERY

49.     Delivery of this product is quoted. The purchaser shall provide the means for unloading containers within 3 working days. Excess storage by way of containers must be negotiated in advance with EEH.

 

ENGINEERING

50. Special loading, vertical and lateral engineering calculations and certification will be supplied by the purchaser at his/her expense for the EEH supplied portion of the building and other required portions if required.  

 

Designs can be seriously modified at a nominal cost, and floor plans easily flipped over (See below). Most non load bearing interior partitions can also be rearranged at N/C. Nominal changes to floor plans, or direct simple extensions are at no charge.
